This is a highly visible leadership role where you'll shape operations, lead teams through lease-ups and transitions, and partner across a vertically integrated organization to deliver long-term success. Lead operational performance across a multi-state portfolio including GA, FL, AR, IL, and IN Drive lease-up, repositioning, and turnaround strategies to stabilize and optimize assets Oversee financial performance including budgets, forecasts, KPIs, and variance analysis Build, develop, and hold accountable a high-performing regional team Partner cross-functionally with Development, Asset Management, Compliance, HR, and Facilities Establish consistent processes, operational standards, and accountability measures Regularly visit properties to assess physical condition, team engagement, and performance Strengthen relationships with investors, lenders, regulatory agencies, and partners Support transitions of third-party managed assets into internal management Champion company culture, team engagement, and resident satisfaction across the portfolio
What You'll Bring
7-12+ years of property management experience with a strong focus in affordable housing Deep expertise in LIHTC, HUD, and other affordable housing programs Proven experience with lease-ups, repositioning, and turnaround assets Strong leadership background with the ability to develop teams and drive accountability Hands-on, adaptable approach with the ability to operate strategically and tactically Financial and operational acumen with experience managing KPIs and budgets Excellent communication skills and ability to influence without direct authority Travel required, typically quarterly full portfolio visits with additional travel as needed based on priorities Based out of Atlanta, Georgia or surrounding area
Compensation & Benefits
