Essential Functions

Performs routine facilities maintenance, cleaning, and repairs.

Conducts regular inspections and preventive maintenance to identify potential issues, ensuring compliance with OSHA safety regulations and standards.

Ensure all maintenance work is performed in accordance with safety protocols, promoting a safe work environment for all team members.

Responds quickly to maintenance requests and work orders, prioritizing tasks based on urgency and impact to Bank operations.

Communicates in a timely and professional manner, ensures follow-up and follow-through on tasks.

Troubleshoot mechanical, electrical, and plumbing system malfunctions, addressing issues promptly to minimize downtime. Oversees work performed by vendors.

Serve as liaison and manage outside maintenance professionals for HVAC, elevator, plumbing, boiler, fire protection, electrical, landscaping, snow removal, backflow, document shredding, generators, and pest control, etc. Negotiates terms of services.

Review and approve vendor invoices and quotes for compliance with terms and contracts.

Manage the building cleaning vendors and ensure all recurring special cleaning projects are completed timely and resolve unsatisfactory issues or conditions with our routine cleanings.

Perform minor repairs for bathrooms, kitchens, furniture, etc. as requested.

Schedule preventive maintenance on Bank equipment and generators.

Schedule quarterly and monthly maintenance for facilities.

Coordinate all moves within the Bank.

Coordinate projects from budget development to completion.

Inspect the buildings on an ongoing basis noting what maintenance or repairs are needed. Ensures maintenance and repairs are completed in a timely manner.

Monitor all emergency lights, exit lights, lightbulbs, and batteries, and replace as needed.

Manage cleaning of lawn & parking lot and outdoor ashtrays. Organize blacktop pavement resurfacing as needed.

Ensures Bank premises are clean and presentable.

Processes supply orders in a timely and accurate manner.

Distribute and maintain adequate supplies in all buildings.

Process printed materials orders (stationery, tickets, receipts, etc.) in an accurate and timely manner.

Maintain detailed and accurate records of maintenance activities, repairs, and inspections, providing reports as needed.

Monitor & audit the shredding bins at each facility to ensure adequate capacity.

Conduct twice daily courier runs between facilities, including trips to post office for certified mail orders as necessary, bulk mail and lockbox mail collection.

Maintain Bank-owned vehicle including emissions tests, repairs & maintenance, and cleaning inside and out.

Assist in Bank offsite and onsite events and holiday decorations set-up/take down.

Keep all storage areas stocked, neat & organized. Maintain and organize the 410 building's supply room.

Manage salting of sidewalks during winter months and oversee plowing. Ensuring premises are safe for both employees and customers.

Provide recommendations for improvements or upgrades to existing systems and equipment based on observations and experience.

Assist with emergency repairs and respond to urgent maintenance issues outside of regular working hours, as required.

Serve as a member of the Bank's Disaster Recovery/Business Continuity Site team.

Work Environment

This job operates inside and outside of all the facilities. This role routinely uses a variety of standard maintenance tools & equipment. Occasional use of standard office equipment such as computers, phones, photocopiers, and fax machines.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

While performing the duties of this position, the employee is regularly required to sit, bend down, use hands and arms, talk, and hear. Able to lift up to 75 lbs. Work indoors and outdoors in all weather conditions and all seasons. Climb ladders.

Position Type/Expected Hours of Work

This is a full-time non-exempt position. Days and hours of work are Monday through Friday, 7:00 a.m. to 3:30.

Availability to start earlier or stay later than scheduled hours. Availability for Saturdays or Bank holidays.

Travel

This position requires routine local area travel to other branches occasionally. This role rarely travels out of the area overnight.

Required Education and Experience

Minimum of 5 years of commercial property maintenance experience

High school diploma or GED

Valid Illinois driver's license

Strong mechanical and technical aptitude with extensive hands-on experience in commercial property maintenance

Experience with troubleshooting and repairing mechanical, electrical, and plumbing systems.

Excellent problem-solving abilities, with a strong focus on diagnosing and resolving issues effectively and efficiently.

Ability to manage multiple tasks and locations, prioritizing work to meet deadlines and operational needs.

Effective communication skills, with a customer service-oriented approach to interacting with team members and vendors.

Capability to work independently and as part of a team, demonstrating reliability and a strong work ethic.

Flexibility to manage emergency repairs and adjustments outside of regular working hours as needed.

Experience with Microsoft Office products (Word, Excel, Outlook, Teams)

Strong administrative and organizational skills
