The Corporate Director of Real Estate plays a pivotal leadership role in shaping the future of Henry Ford Health's physical footprint across Southeast Michigan and beyond. Responsible for the strategic oversight and optimization of the organization's extensive real estate portfolio, this leader ensures that every property-whether owned, leased, or newly developed-advances Henry Ford Health's mission to provide accessible, innovative, and patient-centered care. The Director will guide strategy for acquisitions, dispositions, leasing, and facility operations to maximize performance, value, and alignment with long-term system growth. This position works in close partnership with senior executives, internal stakeholders, and external partners to translate business and clinical priorities into high-impact real estate solutions and reports directly to the Vice President, Planning, Development, Design, and Real Estate.

PRINCIPLE DUTIES AND RESPONSIBILITIES:

Strategic Planning:

  • Working alongside internal Henry Ford Health stakeholders along with third-party outsourced consultants in real estate and strategic planning, develop and implement a comprehensive real estate strategy that supports the company's current real estate footprint along with growth and operational objectives.

  • Analyze market trends and evaluate opportunities for acquisitions, leasing, and investments.

  • Identify and assess potential risks and develop mitigation strategies.

Portfolio Management:

  • Oversee the management and optimization of the company's real estate assets.

  • Work with the third-party real estate provider team and lead internally the real estate transactions for acquisition and disposition process of properties (leased and owned), including negotiation and due diligence.

  • Ensure maximizing the financial and operational performance of the real estate portfolio.

Leasing and Negotiations:

  • Work with the third-party real estate provider team and lead and manage real estate transactions and agreements (e.g., acquisitions, dispositions, leasing, land use, development, condemnation, etc.) within the Detroit Metro region of Henry Ford Health.

  • Manage and report on KPIs, goals, and other tools to track and report on the performance of real property assets.

  • Implement policies and procedures for real estate activities for Henry Ford Health.

  • Manage regional real estate budgets, financial approvals, and financial performance.

  • Monitor the assessment, tax, and tax-exemption of real property assets in the region.

  • Develop and manage strategic relationships within the region that are essential to executing real estate strategies.

Financial Oversight:

  • Prepare and manage the real estate budget, forecasts, and financial performance metrics.

  • Analyze financial data to guide investment and divestment decisions.

  • Ensure compliance with financial regulations and reporting requirements.

Facilities Management:

  • Oversee facility operations to ensure they are efficient, safe, and supportive of business activities.

  • Develop maintenance and upgrade plans for properties to preserve asset value.

  • Collaborate with workplace strategy teams to align facilities with evolving workforce needs.

Team Leadership:

  • Lead and develop a team of real estate professionals, fostering a culture of excellence and continuous improvement.

  • Set objectives, monitor progress, and provide coaching and guidance to team members.

Stakeholder Collaboration:

  • Collaborate with internal departments such as finance, legal, strategy, and operations to support system-wide initiatives.

  • Report to the executive team and board on real estate performance and strategic initiatives.


EDUCATION/EXPERIENCE REQUIRED:

  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field. Master's degree is preferred.
  • A minimum of seven (7) years of experience in corporate real estate, with significant experience in leadership roles.
  • Proven track record in strategic real estate planning, portfolio management, and financial analysis. Excellent negotiation, communication, and interpersonal skills.
  • Strong analytical and problem-solving abilities.
  • Proficient in real estate management software and financial modeling tools.
