Position Summary

Aeon is seeking a detailed-orientated, people-centered professional to join our team as an Assistant Property Manager! This full-time position will divide time between Buri Manor (approximately 20 hours per week) and Aeon's downtown Minneapolis portfolio (approximately 20 hours per week).

In collaboration with the Property Manager, this role supports all aspects of property operations - including leasing, renewals, rent collection, financial reporting, compliance, vendor coordination, and resident relations. A significant portion of this role will focus on affordable housing application processing and ensuring compliance with all regulatory requirements in partnership with Aeon's Compliance team.

The Assistant Property Manager plays a vital role in maintaining community standards, supporting residents, and achieving operational goals. This position reports directly to the Property Manager.

Key responsibilities include, but are not limited to:

Application Processing & Compliance



  • Collect, verify, and document income, asset, and living history details for rental housing applications.
  • Ensure compliance with all applicable regulations (HUD, LIHTC, etc.), including preparation of recertification notices and accurate recordkeeping.


Marketing & Leasing



  • Support occupancy goals through proactive leasing and marketing efforts that align with Aeon's mission and Fair Housing standards.
  • Participate in resident retention activities and ensure a welcoming, inclusive leasing process.


Office & Administrative Support



  • Provide professional front-line service to residents and vendors.
  • Manage phones, mail, data entry, supply orders, and office systems to ensure smooth daily operations.


Financial Operations



  • Support rent collection, deposits, and delinquency management.
  • Assist with lease terminations and legal processes when needed.
  • Make fiscally responsible decisions that contribute to meeting budget and income goals.


Resident & Property Relations



  • Respond promptly and courteously to resident concerns and vendor inquiries.
  • Enter maintenance requests, coordinate access, and support property events and meetings.
  • Help maintain a positive community environment that fosters respect and trust.


Physical Asset Support



  • Partner with the maintenance team to ensure the property meets inspection and quality standards.
  • Conduct move-in and move-out inspections, walk the property regularly, and report maintenance issues promptly.



Skills & Qualifications

In addition, the Assistant Property Manager will have the following skills:



  • Proven success in detail-oriented, regulatory, or compliance-driven work.
  • Strong organizational and time management skills.
  • Ability to prioritize, multitask, and adapt in a fast-paced environment.
  • Familiarity with Yardi, Fortress, or other property management or similar software.
  • Experience in affordable housing property management (Tax Credit, Project-Based Section 8, or similar) is strongly preferred.
  • Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
  • Experience working with individuals experiencing or significantly impacted by mental health challenges, substance use, poverty, long term homelessness, and trauma is a plus.
  • Demonstrated commitment to equity, inclusion, and culturally responsive engagement.
  • Must be a resourceful, problem solving, relationship-building, seeker of excellence, with a commitment to Aeon's mission.
  • Valid driver's license, proof of vehicle insurance, and regular access to a reliable vehicle are required.
  • Physical Requirements:

    • Ability to lift up to 10lbs.
    • Ability to reach above and below the shoulder height.
    • Ability to sit and stand for extended periods.
    • Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
    • Ability to file documents and enter data for extended periods.
    • Ability to work in varying external weather conditions.





Compensation, Hours & Location

The pay range for this position is $24-$25/hr depending on experience and skillset. Aeon offers a comprehensive benefits package that includes medical, dental, vision, life insurance, short-term and long-term disability, retirement plan, generous paid time off and an employee assistance program.

This full-time position follows a Monday - Friday schedule from 8:30 AM to 5:00 PM. Flexibility may be required to meet the needs of the role, including occasional adjustments for resident events, community activities, meetings, or other property-related responsibilities. This is an in-person role based at the property, with occasional work at Aeon's Central Office, training facilities, or other properties as needed.
