About this opportunity:

The University Housing department has an opportunity for a Supervisor of Residence Hall Maintenance. The position serves on the Housing and Residence Life Facilities Leadership team and is responsible for the day-to-day operations, management, and oversight of all maintenance, repair, and operational tasks within the university's 13 residence hall facilities of approximately 2 million square feet. This role ensures a safe, clean, and functional living environment for students and staff by managing a team of housing maintenance and building mechanics, coordinating with other university departments and external contractors, adhering to institutional policies and procedures, and maintaining standards of quality and craftmanship.

If an internal candidate is selected, their salary will be the greater of either (1) the amount based on their promotional increase from their current salary and the guaranteed promotional amount, or (2) $72,683.52.

Position Function:

The Supervisor of Residence Hall Maintenance serves on the Housing and Residence Life Facilities Leadership team and is responsible for the day-to-day operations, management, and oversight of all maintenance, repair, and operational tasks within the university's 13 residence hall facilities of approximately 2 million square feet. This role ensures a safe, clean, and functional living environment for students and staff by managing a team of housing maintenance and building mechanics, coordinating with other university departments and external contractors, adhering to institutional policies and procedures, and maintaining standards of quality and craftmanship.

Duties and Responsibilities:

Team Leadership and Talent Management:

  • Interview, hire, supervise, train, and evaluate a team of 14 full-time maintenance and building mechanics and additional part-time, full-time seasonal technicians and student staff.
  • Schedule and assign daily work orders, repairs, and preventative maintenance tasks.
  • Foster a positive and collaborative team environment, promoting safety, efficiency, and professional development.
  • Conduct regular team meetings and performance reviews.
  • Serve in an after-hours on-call duty rotation for all Housing facilities including the University Apartments.
  • Maintain quality and performance standards for maintenance mechanics and building mechanics.

Maintenance and Repair Operations:

  • Oversee a wide range of maintenance and repair and replacement activities, including but not limited to plumbing, electrical, HVAC, carpentry and electronic technicians, painting and drywall, security cameras, door access, energy management, card readers, and safety features.
  • Prioritize and respond to emergency maintenance requests in a timely manner.
  • Conduct regular inspections of residence halls to identify and address maintenance and project needs and ensure facility quality standards are met.

Preventative Maintenance and Planning:

  • Develop and implement a comprehensive preventative maintenance program to ensure the longevity and proper functioning of building systems and equipment.
  • Assist with planning and implementing large-scale projects, such as major system upgrades and other capital projects.
  • Maintain accurate records of all maintenance activities, work orders, and inventory.
  • Plan, coordinate, and manage summer room repairs in consultation with summer conferences staff.

Budget and Inventory Management:

  • Assist in the development and management of the maintenance budget for residence halls.
  • Approve, monitor and control expenditures for materials, tools, and equipment.
  • Manage and maintain an accurate inventory of supplies and parts.
  • Verify and approve materials and requisitions submitted by employees.

Communication and Collaboration:

  • Serve as the primary point of contact for maintenance issues for residence life staff, students, and other university departments.
  • Establish regular communication with Housing Facilities Team, custodial, business operations, financial and residential life and other personnel within department.
  • Collaborate with contractors, vendors, Environmental Health and Safety, and Facilities Planning and Management for specialized repairs and services.
  • Collaborate with key campus partners to ensure life, fire and other safety equipment is tested on a regular basis.
  • Ensure compliance with all relevant life and fire safety regulations, ADA regulations, building codes, and university policies.

Performance Expectations

  • Perform other related duties as assigned.
  • Maintain regular and predictable attendance.

Minimum Qualifications:

1. Associate's degree from an accredited institution or equivalent.

2. Five years of building maintenance experience.

3. Must possess and maintain a valid Driver's License and be insurable under the university's auto fleet policy.

Preferred Qualifications:

1. Associate's degree from an accredited institution in trade related experience. Example: Construction management, trade school or similar.

2. Additional years of supervisory experience, knowledge of or experience with building automation systems.
