Summary
An Area Superintendent is responsible for the daily operation of a specific portion on a project site. This position interfaces with the Project Superintendent and other supervisory personnel to monitor schedule, budget, and production for his/her specific project area and assesses manpower and equipment needs for his/her area. Supervises all direct labor positions and manages and oversees any contracted work in the assigned area.

Duties



  • Champions "The Layton Way" by delivering predictable outcomes for internal teams, external teams, and customers.
  • Ensures that "Constructing with Integrity" is delivered by working with honesty, unity, safety, and quality of work.
  • Studies specifications for the assigned project area to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction, based on knowledge of available tools and equipment and various building methods.
  • Interacts with the Project Superintendent and other supervisory personnel to determine the schedule for the assigned area and coordinates pre-mobilization meetings with subcontractors working in the specific project area.
  • Meets weekly with the complete project team to coordinate an assigned area of responsibility with the whole project.
  • Works with Operations to procure manpower for assigned project area and is responsible for work assignments and crew mixes to manage labor costs in that area.
  • Directs procurement of tools and materials to be delivered for construction in the assigned project area at specified times to conform to work schedules.
  • Meets with and directs supervisory personnel and subcontractors in the assigned project area who are engaged in planning and executing work procedures; interprets specifications, and coordinates various phases of construction in the assigned area to prevent delays.
  • Works with supervisory personnel to resolve personnel issues regarding those employees working on crews in the assigned area.
  • Confers with supervisory and engineering personnel and inspectors and suppliers of tools and materials to resolve construction problems and to improve construction methods within the assigned project area.
  • Inspects work in progress to ensure that work conforms to specifications and to construction schedules.
  • Manages the assigned area based on progress reports, materials used, and costs and adjusts work schedules accordingly.
  • Works with the other supervisors on site and the Manager of Field Operations to move personnel within the project or from project to project to minimize hiring and layoffs.
  • Disciplines personnel within the assigned area who are not performing according to company policies, procedures, or other job requirements.
  • Performs other related duties as assigned.


Qualifications



  • At least three years of experience as a foreman and/or general foreman for a commercial construction firm
  • Demonstrated knowledge of construction processes
  • Good driving record
  • Good knowledge of building codes and blueprints
  • Knowledge of subcontractors' scopes of work and tolerances
  • The ability to apply college level algebra concepts
  • Good written and oral communication skills
  • Good problem-solving ability
  • The ability to proactively manage personnel issues
  • Good organizational skills
  • The ability to process information quickly and follow through with a course of action
  • The ability to climb, balance, stoop, kneel, crouch, crawl, feel, taste, and smell occasionally
  • The ability to reach, handle, talk, and hear frequently
  • The ability to perform light strength work
  • The ability to perform essential duties and responsibilities efficiently, accurately, and safely with or without reasonable accommodation and without posing threat of harm to self or others.
  • The ability to work in conditions exposed to extreme heat or cold, wet and/or humid conditions, vibrations, dust and fumes, high, exposed places, and with a loud noise intensity.
  • Must have good depth perception, field of vision, near acuity
  • Ability to understand, read, write, and convey English commands, questions and instructions in various forms on a professional level.
  • The ability to operate office equipment, such as computer, printer, fax, copier, and telephone.
  • The ability to understand and convey basic Spanish commands, questions, and instructions regarding concrete construction.
