Another Source's client, Sabey Corporation, is recruiting two Senior Building Engineers to join their team on-site in Tukwila, WA and Cherry Hill, WA. Your shift will be Monday-Friday, 8am-5pm.

About the role:

The Senior Building Engineer is responsible for the day-to-day maintenance and operational integrity of the property, including the supervision and coordination of contracted vendors. This role ensures that all building systems and services operate efficiently and in alignment with the established goals and standards of Sabey Corporation. The Senior Building Engineer reports directly to the Senior Property Manager or the Director of Property Management Operations.

The anticipated yearly salary range for this position is up to $95,000 annually based on experience.

What you will be doing:

    Responding to tenant requests for property management services.
  • Coordinating and supervising the work of outside contractors and vendors, including carpentry, plumbing, HVAC, electrical, and elevator services, and inspecting completed assignments.
  • Ensuring the property operates safely and efficiently, and that all scheduled preventative maintenance is completed timely and thoroughly.
  • Developing project scopes, collaborating with vendors to determine pricing for upcoming budget items, and monitoring budgets to ensure timely completion of planned projects.
  • Conducting routine inspections of common areas, mechanical equipment, and tenant spaces for cleanliness and repair.
  • Maintaining a central filing system for operating logs, vendor contracts, budgets, maintenance records, and emergency manuals.
  • Communicating effectively with team members regarding scheduled tasks and ongoing projects.
  • Inventorying tools and supplies regularly and maintaining onsite tools and equipment.
  • Overseeing and implementing Fire Life Safety Programs in accordance with local codes, and serving as Fire Director by managing emergency procedures, evacuations, and communications.
  • Ordering paper products and other necessary building supplies and materials.
  • Meeting regularly with contracted vendors (e.g., janitorial) to ensure performance standards are met and that they have the resources needed to maintain a safe and clean facility.
  • Coordinating tenant move-ins and move-outs, including providing property access to vendors and contractors as needed.
  • Submitting maintenance, repair, and capital improvement proposals for budget consideration.
  • Operating, maintaining, and monitoring energy management systems, and performing confidence and audit tests on equipment as directed.
  • Ensuring property safety and accessibility during seasonal weather events by clearing drainage areas and removing ice or snow.
  • Participating in the on-call engineering rotation outside of regular business hours, as assigned.
  • Providing documentation and procedures for operating critical building systems to support on-call engineers during after-hours service calls (e.g., HVAC, fire alarm, security systems).
  • Coordinating security system operations, including communication between vendors and tenants, and reviewing security footage as needed.
  • Creating and submitting incident reports using designated systems and notifying required parties.
  • Inspecting rooftops, exterior walls, parking facilities, window systems, doors, and locks as needed.
  • Utilizing the Yardi accounting system to issue purchase orders and approve invoices.
  • Using Yardi or equivalent systems to conduct routine inspections and update equipment maintenance records.
  • Reviewing and commenting on submitted tenant improvement drawings, as necessary.
  • Monitoring the work quality of exterior vendors, including carpet cleaners, window washers, janitorial teams, landscapers, parking lot sweepers, and pest control services.
  • Participating in and adhering to established property management policies and procedures.
  • Embodying Sabey's core values and participating in team-building activities.
  • Performing special projects as assigned.

Essential Functions:

  • Advanced knowledge of the English language - oral and written comprehension and expression required.
  • Ability to perform labor intensive tasks including but not limited to, climbing ladders, fixing plumbing, painting buildings, accessing rooftops.
  • Ability to interface with technology including operating computers and smart phones - must be able to text, email, send and receive photos.
  • Ability to travel between property sites.
  • Ability to operate power tools
  • Ability to stoop or crouch for any amount of time
  • Ability to maneuver or lift up to 50 pounds
  • Ability to occasionally work in wet, hot, humid, or cold conditions

Minimum Qualifications:

  • 3+ years of experience providing building services or facilities operation
  • High school diploma or GED
  • Valid WA state driver's license, a clean driving record, and auto insurance
  • Ability to prioritize and multi-task in a fast-paced environment, without compromising quality of work.
  • Strong customer and personal service skills with knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.
  • Proficiency with Microsoft Office Suite - Word, Excel, PowerPoint, Outlook, Teams, etc., Microsoft Project, Yardi.
  • Public Safety and Security - Working knowledge of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property, and institutions.
  • Working knowledge of Direct Digital Control (DDC) for HVAC.
  • Ability to read floor plans, drawings, and schematics.
  • Strong time management and organizational skills with the ability to manage multiple projects simultaneously.
  • Working knowledge of general construction activities, environmental, health, biohazard, safety/security programs and fire safety practices and procedures.
  • Ability to demonstrate strong problem solving and critical thinking skills via Decision making and trouble shooting skills, especially for mechanical, electrical, and plumbing systems.
  • Must be committed to continuous learning and growing within the organization.
