Project Manager, Special Projects

Overview

We are seeking an experienced and hands-on Project Manager to lead the vertical construction of 1-2 ultra-luxury single-family spec homes per year. These homes are custom-designed, fully spec'd, and built to the highest quality standards. You will be responsible for taking these homes from permit through completion, serving as the on-site lead for all construction activities.

This is a rare opportunity to step into a high-impact, low-bureaucracy role within a fully integrated real estate development firm. The position offers future growth as our special projects pipeline expands.

Key Responsibilities:



  • Full Project Execution: Take ownership of all on-site construction activities from groundbreaking through final inspection and closeout
  • Subcontractor Coordination: Direct and oversee the work of primarily captive subcontractor crews to ensure consistent quality, pace, and accountability.
  • Schedule Management: Create, maintain, and drive the construction schedule. Coordinate dependencies across trades to keep work flowing smoothly.
  • Municipal Interface: Handle all day-to-day interaction with local building departments and inspectors, ensuring timely inspections, clearances, and CO.
  • Jobsite Presence: Be on site regularly to walk homes, resolve issues, and ensure flawless execution down to the final punch.
  • Quality Assurance: Maintain an obsessive focus on quality. Flag and resolve any deviations from plans or specs proactively.
  • Team Coordination: Interface with internal teams (e.g., materials sourcing, development, asset management) to ensure seamless delivery.


What You Don't Have to Worry About:



  • Design or Spec Selection - All design decisions are finalized in advance.
  • Material Procurement - Our in-house sourcing team handles 100% of materials logistics.
  • External Sub Vetting - You'll work primarily with a high-performing set of in-house trade partners already familiar with our systems.


Qualifications:



  • Minimum 7 years of experience in residential construction, preferably managing high-end or luxury single-family projects.
  • Deep familiarity with construction best practices, local building codes, and on-site issue resolution.
  • Proven ability to manage schedules, hold subs accountable, and deliver projects on time and on budget.
  • Strong working relationships with local municipalities and a confident, respectful approach to inspection management.
  • Self-driven, reliable, and comfortable with full field responsibility.
  • Excellent communication and coordination skills - both in the field and with internal teams.
