Job Description:
PURPOSE The Senior Project Leader will focus on opportunities in the Midwest, primarily Michigan, but also projects in Ohio and elsewhere. The Senior Project Leader will be accountable for the success of each assigned affordable housing project including deal sourcing in targeted markets, preliminary deal evaluation, negotiation of purchases and related documents, procurement of financing, management of third-party consultants, and coordination of internal resources to facilitate successful closings. The Senior Project Leader must have initiative, be an effective communicator and have excellent organizational skills. The position reports to the Director of Senior Housing Development who manages and directs the team toward excellence. The Senior Project Leader will be a part of the Development Department at National Church Residences. National Church Residences is the nation's largest not-for-profit developer and manager of affordable senior housing with 360+ properties in 25 states. The Development Department applies its 40 plus years of property development credentials to initiate, construct, acquire and expand the nation's senior affordable and market rate housing supply. ESSENTIAL FUNCTIONS AND BASIC DUTIES The typical responsibilities for this position are to assist immediate supervisor, other origination team members and/or the department with the following with limited direct oversight from supervisor: Identify, pursue and submit tax credit, bond, subordinate (FHLB, HOME, etc.) and lender applications to develop affordable housing communities. Provide recommendations for development team (Syndicator/Investor, Construction and Perm lenders, etc Submit three or more tax credit applications each year. Close two or more tax credit transactions per year. Obtaining not less than two revenue producing projects per year (9% awards and/or 4% awards, acquisition projects, and/or third-party management contracts. Identify and analyze new and existing senior housing development opportunities. Prepares reports on topics including market investigation, comparable sales analysis, competitor evaluation and demographic research. Actively involved in relationship building and policy-shaping with Michigan State Housing Development Authority, affordable housing owners, developers, brokers and others as needed. Prepare financial underwriting for potential new construction projects, substantial renovations and/or acquisitions. Management of third-party consultants and interpretation of resulting work product / reports. Lead community stakeholder outreach including developing materials and strategies for new development projects. Including but not limited to attending and representing National Church Residences in municipal and community presentations. Lead zoning and entitlement process for affordable housing development. Negotiate and prepare business terms for Purchase & Sale Agreements. Represent National Church Residences with various jurisdictional staff (city, county, state, etc.). Review construction/rehab plans with Pre-Construction Department, architects and third-party engineers / consultants. Participate in strategic planning efforts for the Development Department and Michigan-Ohio Team. Utilizing various development department resources, take the lead in tracking and satisfying project related critical path benchmarks such as entitlements, third-party reports, design documents and construction approvals. Provide support and guidance as required to Department leaders in such areas as project presentations for external stakeholders, coordination of internal resources, National Church Residences' internal investment committee, and others. Must adhere to all policies, procedures, terms and conditions set forth in the National Church Residences Employee Information Guide (EIG) as well as any facility handbook including but not limited to corporate compliance, drug free workplace, safe work practices, all federal, state, local regulations and laws. Other duties as assigned QUALIFICIATIONSEducation: Bachelor's Degree preferred. Understanding of affordable housing fundamentals, market dynamics, and economic and demographic drivers Experience: 5 to 7 years of experience in a multifamily and/or affordable housing real estate, preferably with Low-Income Housing Tax Credit experience. Mental: Must have good verbal and written communication, organizational, comprehension, computer and interpersonal skills. Must have the ability to speak, read, write and understand English. Licensure: Valid driver's license and able to meet National Church Residences' motor vehicle policy. Skills/Abilities:

Supervision Received: General supervision: Employee generally operates by himself/herself checking with supervisor and team members when in doubt and/or as scheduled. Working Conditions: If located in Central Ohio, employee required to work in office minimum 3 days per week with option to work remotely other days. If located outside of Central Ohio, employee must be able to work remotely. Schedule: 40 hours per week Pay: Paid Position, negotiable.
