As part of the Macy's, Inc. Real Estate team, this position is dedicated to supporting the Bloomingdale's store portfolio.

Job Overview

The Director, Real Estate leads the execution of Bloomingdale's real estate strategy within Macy's, Inc. They develop and implement a strategic plan for the full Bloomingdale's real estate portfolio, including Bloomingdale's, Bloomingdale's Outlet, and Bloomie's. A key priority is driving the accelerated expansion of the innovative small-format Bloomie's concept.

The Director leverages the current and future physical portfolio to maximize the brand's potential in each market. They focus on enhancing asset value while maintaining operational flexibility through development, redevelopment, and strategic deal-making. Responsibilities include a wide range of deal types: new store expansion, lease renegotiations, multi-party approvals and entitlements, occupancy cost savings initiatives, store dispositions, and shopping center redevelopments.

Ideally, the Director brings established relationships within the luxury and lifestyle development community and demonstrates strong interpersonal, communication, and negotiation skills to guide projects to successful outcomes. They manage external relationships with mall and shopping center owners and developers, negotiate deal terms, and ensure documentation aligns with Macy's, Inc. Real Estate standards.

This hybrid role (3+ days in office) is based at Bloomingdale's Long Island City, NY campus and requires regular travel to build developer relationships and assess market opportunities.

What You Will Do



  • Manage and develop Bloomingdale's real estate assets, including negotiations for new store deals, dispositions, store size optimization, proposed redevelopments, and lease agreements. Build and maintain relationships with landlords, developers, brokers, and other external stakeholders throughout the deal lifecycle.
  • Lead expansion strategy for all Bloomingdale's store formats (Bloomie's, Outlet, and Full-Line). Identify and evaluate potential retail locations aligned with strategic market growth goals. Leverage research to conduct market analysis, demographic studies, and competitive assessments to inform site recommendations. Evaluate real estate investments using financial proformas.
  • Lead negotiations for letters of intent (LOIs), leases, renewals, and amendments. Collaborate with internal partners (legal, construction, finance) to ensure agreements align with business needs and timelines. Maintain a strong understanding of lease language and business risks. Partner with legal on negotiating easements, leases, purchase and sale agreements, site plan approvals, and development rights.
  • Monitor and assess the performance of the existing portfolio to inform optimization strategies. Review lease expirations, options, and renewals, making data-driven recommendations. Analyze property-level financials and debt obligations. Conduct sensitivity and scenario analyses to evaluate asset utilization and support strategic initiatives. Coordinate property management with store operations and facilities teams.
  • Continuously improve tools, processes, and procedures across the Real Estate and Bloomingdale's business unit teams. Coordinate cross-functional teams to meet project milestones. Establish working groups for key initiatives, drive progress, and resolve challenges efficiently.
  • Foster an environment of acceptance and respect that strengthens relationships, and ensures authentic connections with colleagues, customers, and communities.


Skills You Will Need

Strategic Real Estate Expertise: In-depth experience leading portfolio strategy and executing real estate initiatives across multiple store formats, including full-line, outlet, and small-format concepts, with a strong understanding of retail environments and luxury/lifestyle centers.

Financial and Analytical Acumen: High proficiency in real estate financial modeling, including proformas, cap rate analysis, sensitivity and scenario planning, with the ability to translate insights into recommendations and executive-level presentations.

Legal and Negotiation Skills: Strong understanding of lease language, entitlements, easements, and development agreements; proven success in negotiating favorable deal terms in collaboration with internal legal partners and external stakeholders.

Retail Leasing Knowledge: Demonstrated success in anchor leasing and leveraging brand value to drive optimal deal terms; prior exposure to department store or big box retail leasing environments.

Market and Site Evaluation: Skilled in evaluating market potential, conducting demographic and competitive analysis, and aligning site selection with strategic growth goals for new store expansion.

Relationship Management: Established relationships with luxury and lifestyle landlords, developers, and brokers; ability to manage and maintain key partnerships throughout the deal lifecycle.

Communication Skills: Excellent written and verbal communication skills with the ability to influence stakeholders at all levels, including external partners and senior leadership.

Cross-Functional Collaboration: Proven ability to coordinate and lead internal teams (legal, construction, finance, operations) to drive progress and achieve milestones across multiple real estate projects.

Project Management and Execution: Strong organizational and leadership skills to manage complex deal pipelines, track key project timelines, and deliver results in a fast-paced, cross-functional environment.

Process and Tool Optimization: Experience improving real estate processes, tools, and documentation to increase efficiency and alignment with business unit strategies.

Presentation and Reporting: Ability to distill complex real estate strategies into compelling reports and visual presentations for senior leadership and executive stakeholders.

Technical Proficiency: Proficiency in Microsoft Office, especially Excel and PowerPoint; experience with mapping, demographic, and real estate analysis tools (e.g., CoStar, ESRI).

Who You Are



  • Candidates with a bachelor's degree in real estate, business, finance, or equivalent work experience in a related field are encouraged to apply. MBA or JD preferred. 7+ years of retail real estate experience.
  • Regularly required to sit, talk, hear; use hands/fingers to touch, handle, and feel. Occasionally required to move about the workplace and reach with hands and arms. Requires close vision.
  • Able to work a flexible schedule based on department and company needs.
