Mandatory Position

This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position
The Facility Maintenance (FM) Technician Mechanical Trades position at the Contributing level is established to provide assistance to Journey level Facility Maintenance Technicians and Supervisors and to work toward independence in carrying out assigned work orders and project assignments. The position may be supported at the semiskilled level and functions well in general maintenance. The incumbent will continue to build skills in this area toward the Journey level but may also be given the opportunity to learn other trade skills from higher-level FM Technicians. This position may be used as an Apprentice.
Minimum Education/Experience
Required Minimum Qualifications:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.

University Preferred Qualifications:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.
Essential Job Duties
The FM Tech Mechanical Trades performs under the direction of the Maintenance
Operations HVAC Supervisor.

Duties include but are not limited to:

  • Responsible for performing routine maintenance of HVAC and refrigeration equipment


to ensure that machines continue to run smoothly, building systems operate efficiently,
and/or the physical condition of buildings does not deteriorate.

  • Gain knowledge with electrical test devices to troubleshoot and repair HVAC electrical circuits.
  • Assist in diagnosing mechanical problems and determine how to correct them by

checking blueprints, repair manuals, or parts catalogs as necessary.
  • Use tools ranging from common hand and power tools, such as hammers, hoists, saws,
drills, wrenches and electrical testing devices.
  • E.P.A. 608 Refrigerant certification preferred.
Other Work Responsibilities

  • Act as a contributing worker and provide assistance to other facility maintenance


technicians.
  • Work with supervision or instruction, and complete work with competence and
professionalism in compliance with generally accepted trade practices.
  • Communicate effectively with customers, and managers, and provide high-quality
customer service based on University policy and procedures.

  • Record daily activities in an order tracking system (Archibus).
  • Perform other duties to support all operations as assigned and/or delegated.

Departmental Preferred Experience, Skills, Training/Education

  • High school diploma or GED equivalency.
  • Associates degree from an accredited institution in the HVAC field
  • Experience in the installation, maintenance, and repair of HVAC and refrigeration


equipment.
  • Selected candidate must have the mental and physical capabilities to perform the
essential functions of the position with or without reasonable accommodations.
  • Ability to effectively communicate the English language (reading, writing,
interpretation, and comprehension) required.

  • Effective skills in verbal, written, and interpersonal communication.
  • Computer literate.
  • Knowledge and skill with Google Chrome, Microsoft Word, and Excel, and willingness

to learn new programs.

  • Ability to effectively work/interact with persons from different backgrounds.
  • Ability to foster and create an atmosphere of teamwork.
  • The ability to perform routine maintenance of HVAC and refrigeration equipment
  • to ensure that machines continue to run smoothly, building systems operate efficiently,
    and/or the physical condition of buildings does not deteriorate.
  • Ability to gain knowledge to use electrical test devices to troubleshoot and repair HVAC electrical circuits while assisting in diagnoses of mechanical problems and determining how to correct them by using blueprints, repair manuals, or parts catalogs as necessary.
