The Department of Maintenance in Facilities Management at West Virginia University is currently accepting applications for a Building Maintenance Trades Specialist Lead.

About the Opportunity

Under the guidance of the Operations Manager, coordinates, participates in, and directs the activities of assigned crews in the performance of various maintenance activities. Provides leadership and guidance in all craft areas to fulfill work requirements within the University under all operating conditions. Core hours for this position are M-F 7:00 AM to 3:00 PM. Additional hours and alternate shifts will be assigned based on Operational Necessity.

What You'll Do



  • Functions as a team leader, providing guidance to journeymen, maintenance workers, trades workers, apprentices and any other support personnel as required. Follows procedures and makes work assignments to those individuals assigned to the crew. Ensures work is completed in a timely fashion. Ensures proper quality and quantity standards are met. Inspects completed work assignments of assigned employees to ensure quality control. Sets a good example for subordinates and coworkers and upholds the WVU values of Service, Curiosity, Respect, Accountability and Appreciation.
  • Troubleshoots all types of equipment and initiates corrective action. Provides trouble shooting guidance to assigned employees to properly identify equipment faults and avoid unnecessary repairs.
  • Mentors apprentice employees and maintains documentation for apprentice program and ensures training and instruction requirements are met.
  • Assist Operations manager with development of apprentice training schedule.
  • Coordinates work schedules and initiates the purchasing of needed materials. Maintains inventory and security of shop tools, equipment and university resources.
  • Ensures that proper safety procedures, equipment, and personal protective equipment are utilized by all assigned employees. Maintain safe working conditions and follow all Standard Operating Procedures.
  • Assists Operations Manager in development of scheduled maintenance programs.
  • Receives work requests via electronic work request system. Interfaces with Work Control, supervisors, managers, and the requestor to finalize project needs and scope. Assists supervisor with multi-craft projects related to overall work assignments. Communicates work schedules and goals to employees and customer, creating efficiency and a timely completion of assigned tasks.
  • Provides continual inspection of assigned area to ensure assignments are completed on schedule; recommends to the supervisor major repair needs; assists supervisor in updating deferred maintenance list.
  • Conducts various training relating to; computer software, PPE, proper tool usage, selection and application of various products and materials, and instructs employees about changes in University policies and procedures. Provides training and orientation to new employees.
  • Individual will have responsibility to read and review prints on new and existing building projects for repair or construction associated with specific job duties and expertise. Individual will also develop as-built sketches of completed projects.
  • Individual will maintain knowledge of state, federal, and local codes and requirements pertaining to maintenance and construction. Will attend project meetings and interact with contractors, vendors, and engineers as needed.
  • Determines and recommends to the supervisor the needs of the project regarding crew size, types of crafts, material availability, equipment, paperwork, safety checks to maintain proper work and material flow in order to maintain schedule. Ensures that work areas, shop and storage areas are kept clean and organized.
  • Provides daily reports on actual progress versus projected progress to supervisor. Maintains the original scope of work to ensure project cost control. Ensures that assigned employees process all work requests, material requisitions, weekly reports, and invoices necessary to complete assignments according to Facilities Management operating procedures.
  • Prepares written documents pertaining to needed repairs. Defines scope of work and provides cost estimates as required by the supervisor.
  • Informs Operation Manager of potential performance issues and assists supervisor in disciplinary action.
  • Utilizes a computer to prepare and work with word documents, spread sheets, prints, email, internet access (search for materials and information), building support systems, and work management and time management programs, etc.
  • Fills in for Operations Manager. Inventories individual assigned work tools of crews. Assists in interviewing of candidates. Assists in the detailed design of projects.
  • Performs tasks in all craft areas relating to maintenance trades. Must be knowledgeable of repair and maintenance procedures associated with the carpentry, plumbing, electrical, HVAC, fire control and mechanical maintenance trades.
  • Performs various facility, equipment, and safety inspections to include but not limited to State Fire Marshal, BRIM, Safety Committee and NFPA inspections. Provides written reports of inspection results as assigned.
  • Provides leadership and guidance in the area of carpentry maintenance and repair. Performs task related to the carpentry trade, such as but not limited to, repairing and installing various types of floor covering, repairing and installing various trims and casework, repairing and installing doors and hardware, repairing and installing vinyl cove base, construct concrete forms, install temporary barricades, Repair and install suspended ceilings, etc.

Qualifications

Education



  • High school diploma or GED required.
  • Technical/vocational training of up to 18 months beyond high school within the maintenance field or equivalent. Job requires supervisory /leadership experience typically obtained through formal training programs and/or hands-on supervisory/leadership experience.
  • Must have one of the following:

    • 2 years' experience in general trades building maintenance experience in the areas of basic carpentry, plumbing, electrical, HVAC, or other craft trades.
    • Completion of an associate degree in building maintenance or other craft trade.
    • Completion of 2-year accredited vocational craft trades program.


  • One (1) year experience leading and/or training others.
  • A minimum of two (2) years of experience involving:

    • General trades building maintenance experience in at least three of the craft areas listed:
    • Carpentry
    • Plumbing
    • Electrical
    • HVAC/R
    • Mechanical Maintenance
    • Leadership or supervisory experience or experience training others required


  • Any equivalent combination of related education and/or experience will be considered.
  • All qualifications must be met by the time of employment.

  • Demonstrated ability to mentor apprentice employees. Must have the demonstrated ability to properly train employees how to use tools and equipment, how to use various computer programs, and how complete various maintenance tasks.
  • Demonstrated ability to coordinate the work activities of an assigned crew.
  • Demonstrated ability to provide leadership and guidance in multiple craft trades to include, but not limited to, carpentry, plumbing, HVAC, electrical, mechanical maintenance, painting, etc.
  • Demonstrated ability to ensure that staff utilize proper safety procedures, equipment, and personal protective equipment.
  • Demonstrated ability to operate manual and power tools used in the various building maintenance trades.
  • Demonstrated ability to communicate with personnel at all levels, define scope of work, and maintain efficiency.
  • Demonstrated ability to inspect job assignments and make recommendations for repairs and deferred maintenance items.
  • Demonstrated ability to instruct employees about changes in University policy and procedures.
  • Demonstrated ability attend meetings and interact with contractors, vendors, engineers, etc.
  • Demonstrated ability to identify and work safely around hazardous materials such as asbestos, water treatment chemicals, drain maintenance chemicals and various maintenance chemicals.
  • Demonstrated ability to read, review and interpret blueprints and specifications.
  • Demonstrated ability to coordinate assignments of various craft groups, schedule timely delivery of materials, maintain required documentation, and complete assignments on schedule.
  • Demonstrated ability to conduct written and verbal communication with the supervisor.
  • Demonstrated ability to prepare cost estimates as required by the supervisor and all other levels of personnel.
  • Demonstrated ability to operate a computer and utilize such programs as Microsoft Office (Word and Excel), email, TMA work management programs, building control systems, etc.
  • Demonstrated ability to operate automatic and manual shift vehicles to perform duties of this position.
  • Demonstrated ability to perform mathematical computations.
  • Demonstrated ability to climb heights over ten feet.
  • Demonstrated ability to work in inclement weather conditions.
  • Demonstrated ability to work with people in a stressful environment.
  • Demonstrated ability to have excellent hand to eye coordination.
  • Demonstrated ability to hear and interpret sounds in the work area and verbal instructions.
  • Demonstrated ability to distinguish colors in the work area.
  • Demonstrated ability to lift and carry heavy (50-75 pounds) or awkward objects.
